About this role

This role serves as the owner's representative for assigned capital construction and renovation projects at Trinity University, managing the full project lifecycle from programming and design through construction, closeout, and occupancy. The Construction Project Manager ensures projects are delivered on scope, on schedule, and within budget while coordinating with end-users, architects, engineers, and contractors.

Day-to-day responsibilities include leading project kick-offs, conducting regular progress meetings, tracking action items, and ensuring timely decision-making by stakeholders. The manager reviews contractor schedule submittals, processes pay applications and change order requests, and maintains contingency logs while providing regular cost and schedule status reports to supervisors and stakeholders.

This position works closely with Facilities Services, Information Technology Services, and other campus departments to ensure operational continuity during construction. The manager also supports capital project pipeline development by evaluating proposed projects, preparing project charters, and maintaining the department's project database.

Opportunities include assisting in developing and maintaining campus facilities design standards that address accessibility, sustainability, campus identity, and operational maintainability. The role also involves coordinating updates with Facilities Services and other stakeholders as construction practices and campus requirements evolve.

Requirements

  • Experience serving as owner's representative for capital construction and renovation projects.
  • Ability to manage full project lifecycle from programming and design through construction, closeout, and occupancy.
  • Proficiency in reviewing design documents for scope compliance, constructability, and alignment with campus design standards.
  • Experience developing and maintaining project budgets from programming through construction completion.
  • Skill in monitoring and controlling project schedules and costs, including reviewing contractor pay applications and change order requests.
  • Ability to coordinate with end-users, architects, engineers, and contractors to ensure project delivery on scope, schedule, and budget.
  • Experience managing project closeout processes including punch lists, as-built drawings, and commissioning coordination.
  • Knowledge of document control practices supporting audit readiness and institutional record-keeping requirements.

Responsibilities

  • Leads assigned projects from initial client requirements and programming through design, procurement, construction, and closeout as owner's representative.
  • Manages the design process for new construction and renovation projects, coordinating with architects, engineers, and consultants to develop construction documents.
  • Monitors and controls project schedules and costs throughout all project phases, reviewing contractor schedule submittals and tracking progress against baseline.
  • Serves as primary point of contact between end-users, campus administrators, design professionals, and contractors throughout the project lifecycle.
  • Manages project closeout including punch list completion, collection of as-built drawings and O&M manuals, commissioning coordination, and final payment processing.
  • Supports capital project pipeline development by evaluating proposed projects, preparing project charters, and maintaining the department's project database.
  • Assists in developing and maintaining campus facilities design standards for use by design professionals on TU projects.
  • Maintains and organizes project construction documents throughout the project lifecycle, including contracts, drawings, specifications, RFIs, submittals, and change orders.
