About this role
The Facilities Construction Project Manager I oversees construction execution, quality assurance, and turnover of non-Store real estate projects. These include corporate offices, production facilities such as meat manufacturing and food and beverage plants, distribution centers, warehouses, and support infrastructure. The full-time role is based in the Irvine, CA office.
Conduct regular site visits to monitor construction progress, workmanship quality, and adherence to approved construction documents, company specifications, Basis of Design, and prototype standards. Inspect structural, mechanical, electrical, plumbing, and finish trades work to identify deficiencies before they become embedded in the project.
Lead pre-turnover and final turnover walks with internal stakeholders including Operations, Supply Chain, Production, IT Facilities, Physical Security, Maintenance, Linen, and IT Depot. Own the turnover process from construction completion through operational handoff to ensure the facility is ready for intended use on day one.
Attend and actively participate in Owner-Architect-Contractor meetings, pre-construction meetings, and regular project progress meetings. Track action items, monitor schedule milestones, and coordinate with general contractors to resolve quality concerns in real time.
Requirements
- Knowledge of construction documents, company specifications, Basis of Design, and prototype standards for production facilities and distribution centers.
- Ability to inspect structural, mechanical, electrical, plumbing, and finish trades work on active construction sites.
- Experience leading punch list development, tracking, and resolution for facility turnover.
- Skill in coordinating with general contractors and internal stakeholders across Operations, Supply Chain, Production, and IT.
- Proficiency in participating in Owner-Architect-Contractor meetings and tracking schedule milestones.
Responsibilities

- Ensure all punch items are resolved prior to facility acceptance and own the turnover process through operational handoff.
- Attend and actively participate in Owner-Architect-Contractor meetings, pre-construction meetings, and regular project progress meetings.
- Track action items, monitor schedule milestones, and coordinate with general contractors to resolve construction quality concerns in real time.
