The Project Manager, Land Acquisitions is a key position responsible for acquiring, managing, and disposing of real estate rights and interests. This role supports strategic goals by facilitating property transactions for transmission and distribution projects. The selected candidate works directly with the client from their offices.
Day-to-day involves market analysis, appraisals, and property assessments to support informed decision-making. Establishing and maintaining relationships with internal and external clients is essential. Staying updated on industry trends ensures alignment with business objectives.
Coordinate with internal and external representatives to facilitate data exchange and communication. Attend public meetings to explain agreements and address stakeholder inquiries. Handle complex real estate issues through effective problem-solving.
Ensure compliance with legislative, governmental, and company requirements for all transactions. Meet business goals, timetables, and delivery dates for real estate activities. Provide expert advice to clients on industry matters.
Requirements
- Minimum 5 years of concentrated study in real estate-related fields, including industrial, commercial, residential, and rural real estate, appraisal, real estate property law, real estate management, land use planning, business administration, economics, and marketing
- Minimum of 5 years of practical experience in the real estate industry, involving transactions, market valuation, legal documents, real estate practices, and procedures
- Familiarity with acquiring easements and rights for infrastructure projects like transmission and distribution
- Experience in market analysis, appraisals, and preparing real estate reports with cost estimates
- Knowledge of negotiating with landowners, stakeholders, and legal representatives
- Proficiency in ensuring compliance with real estate laws and company policies
- Ability to evaluate project proposals for land requirements and land use planning
Responsibilities
- Acquire real estate rights including fee, easement, and other interests from landowners, ensuring compliance with company policies and strategies
- Grant, renew, and manage existing rights such as licenses, leases, and easements for company properties, addressing customer inquiries
- Evaluate transmission/distribution project proposals to determine real estate requirements and prepare detailed project reports including cost estimates and land use assessments
- Analyze market sales data, prepare appraisals, market value estimates, and real estate reports, conducting reviews to identify work programs and project requirements
- Attend public meetings, establish and maintain relationships with clients, legal representatives, and stakeholders, explaining agreements and addressing inquiries
- Ensure compliance with legislative, governmental, and company requirements, securing approval for transaction settlement terms and preparing necessary documentation
- Stay informed about real estate industry trends, providing expert advice to internal and external clients and meeting business goals, timetables, and delivery dates
- Coordinate with internal and external representatives, facilitating data exchange and communication, addressing complex real estate issues with problem-solving
